Job Description
Assists the maintenance supervisor in the repair and upkeep of the inside and outside of the center.  Does gardening, lawn care, painting, plastering, minor equipment repair, and snow removal, as requested.  Follows all Center policies and procedures.
No direct reports.
1.*Completes work orders as assigned.
2.*Completes preventative maintenance on equipment as assigned.  Keeps accurate records of maintenance performed.
3.*Assists in the testing of center systems, including fire alarms, smoke detectors, exit door alarms, emergency and exit lighting, nurse call system, and emergency generator.
4.*Replaces light bulbs as needed.
5.*Prepares surfaces for painting.  Fills nail holes, cracks, and joints with putty, plaster or other filler.  Applies coats of paint, varnish, stains, enamels or lacquer to redecorate and protect interior and exterior surfaces, trimming, and fixtures of the center.
6.*Repairs partitions, doors, windows, floor, furniture, and building framework, as assigned.
7.*Assists with plumbing repair, replacement and assembly, as assigned.
8.*Installs floor tile, baseboard, wall covering, and ceiling tiles, as assigned.
9.*Maintains center grounds, which includes cutting grass, cleaning the yard, trimming shrubbery, raking, planting, and weeding.  Cleans parking lots and driveways.  Removes snow from sidewalks and driveways and spreads sand, salt or ashes to prevent slipping.
10. *Stores supplies and tools in a neat, clean and orderly manner.  Maintains work area in a neat, clean, and orderly condition.
11. *Assists in upkeep of laundry and dietary equipment, such as cleaning dryer and exhaust fans.
12. *Assists with fire drills as requested by the maintenance supervisor.
13. Assists with the safety program to provide a safe working environment and prevent injuries.
14. *Complies with laws and regulations applicable to position and acts in accordance with Center Health Services, Inc.’s Compliance Program.
15. *Attends and participates in in-service training, performance improvement (“PI”) committees and other meetings as scheduled and directed.
16. Treats all residents, visitors, and staff with courtesy.
17. Follows center dress and hygiene policies.
18. Safety
*  Knows and follows center rules.
*  *Demonstrates proper use of equipment.  Reports equipment needs or repairs.
*  Follows center smoking policies.
*  Reports and documents any incidents or accidents of residents, staff or visitors to the appropriate center personnel.
*  *Performs duties, which may include transportation of residents, as assigned in Center Disaster Plan.
*  *Uses required protective equipment.
*  Follows infection control standards, policies and procedures.
*  Reports all hazardous conditions/equipment to Supervisor.
19. Resident Rights
*  Knows Resident Rights.  Helps the residents/patients exercise and/or protect their rights.
*  Reports resident/patient complaints to management.
*  Maintains confidentiality of resident/patient information.
*  Follows and adheres to Center’s policies and procedures implementing HIPAA requirements for the privacy and security of protected health information.
*  Uses and/or discloses only minimum amount of Protected Health Information necessary to complete assigned tasks. (Applies only if position requires access to PHI under Role Based Access Grid.)
*  Reports all suspected violation of company’s HIPAA policies or procedures to Center Privacy Designee.
Other Duties:
1.*Assists in orientation and training of employees as assigned.
2.*Performs other duties as assigned and consistent with the level of preparation and experience.
3.*Works overtime, holiday and weekend hours as scheduled.
Education: High school diploma or equivalent preferred.
Experience: Prior experience working in HVAC, plumbing, or general maintenance preferred.
Skills, Knowledge and Abilities: Ability to handle tools and equipment, make proper calculations for repairs or reports. Must be 18 years of age or older. Ability to read, write, speak and understand English. Ability to relate positively, effectively, and appropriately with residents, families, community members, volunteers and other center staff.  Possess special interest in, and a positive attitude about, working with long-term care residents and the elderly. Meets all health requirements, as required by law.  Demonstrates basic computer knowledge and ability with an aptitude to learn company applications.
